How do I question the selection of an appraiser for my HECM loan?

How can I reconcile the appraisal done by the lender's appraiser and one chosen by me?

The Home Valuation Code of Conduct (HVCC) says that neither the lender nor the borrower may select an appraiser. Appraisers are assigned through a rotation at the Appraisal Management Company that is regulated by HUD (U.S. Department of Housing and Urban Development). If you happen to know your appraiser, you may request a different appraiser through your lender.

An appraisal is an estimate of value as of the date of inspection. Reconciling two different appraisal valuations for your home is very complicated, and there are many questions that would need to be answered. It all depends on how much each appraisal came in for, when each appraisal was done, the kinds of comparable sales that were used to determine that valuation, what kind of adjustments were needed and the list goes on and on.
